Finding The Right Agent
In addition to getting your house ready for sale, finding a good real estate agent is important. The Boston Globe has an interesting article on things to consider when selecting an agent. The market isn’t as spry as it has been in recent history, so there are definitely some general skill sets you should look for. I have included some highlights from the article after the break.
Higlights
- Experience- Many real estate agents out there got in the game when the waters were fine, but have had little to no experience in a down market. Your agent doesn’t have to have years under his/ her belt, just a good set of skills.
- People Skills- Your realtor shouldn’t just find the buyer, but continue selling the home until the papers are signed and the new folks move in. Someone with the attention to details during closing, etc, is a definite plus. In a market with declining prices, you can expect several counteroffers to fly around and buyers will jump ship more often.
- Best Interest- Make sure your agent is looking out for you. You may have to give a little with your price, but your realtor should keep you well informed and apprised of any news. Transparency in relations may be the best way to measure this one.
And, to toot our own horn:
Ask any agent you consider to provide you with a detailed marketing plan to let you know how he or she will accomplish the sale of your home. Don’t even consider listing with an agent that doesn’t market extensively on the Internet. Studies show that Internet buyers discount listings online that don’t have photos. They assume that something must be wrong with the property. Check a sample of an agent’s Internet marketing before signing up.
These are hard things to find out up front, so be sure and do some research. Ask around, talk to family and friends. Figure out what is most important to you (besides getting the house sold) and focus on that first.
